Construction Loans
- Closed-End Construction Draw Notes
- Terms less than 2 to 3 years
- Competitive Origination Fees (typically from 50bp to 100bp)
- Maximum LTV of 80%
- Joint and Several guaranty of owners
Construction to Mini-Permanent Loans
- Closed-End Construction Draw Notes
- Typically a one to two year draw period (normally, interest payments only) with 5 to 7 years total term
- Floating rate pricing based on Prime that fixes after the interest-only period at a spread over an index
- Competitive Origination Fees (from 25bp to 100bp)
- Typically 15 to 25-year amortization
- Maximum LTV of 80% and Debt Service Coverage Ratio (DSCR) of 1 .20x
- Recourse to owners
Real Estate Investment Properties
- Term loans for investment properties (office, retail, industrial, multi-family, hospitality)
- Refinance or purchase
- Typically terms and amortization not exceeding 5 and 20
- Maximum LTV of 80% and Debt Service Coverage (DSCR) of 1.20x
- Underwritten based on historical vacancy, quality of leases and rent-rolls
- Recourse to owners
Tax Credit Project Financing
- SYBT offers financing on Investment Properties that utilize Federal Historic, Low Income Housing, and New Market Tax Credits
- In addition to being the lender, SYBT can also be the investor and purchase the tax credits
- Loan terms may vary but are similar to conventional loan terms (some terms will change specific to tax credit terms)
